RICS Homebuyer Report

The Homebuyer Report (referred to previously as HSV), is an economy package in a standard format, which now incorporates the new traffic light rating system. It is suitable for property of conventional type and construction in a reasonable condition.

The reporting style is concise, advising on the general state of repair and condition of the property and permanent outbuildings focusing on the following ratings:

condition rating 3 Defects which are serious and/or need to be repaired, replaced or investigated urgently.
condition rating 2 Defects that need repairing or replacing but are not considered to be either serious or urgent. The property must be maintained in the normal way.
condition rating 1 No repair is currently needed. The property must be maintained in the normal way.

 

The report focuses on matters that, in the Surveyor’s opinion need to be dealt with or may affect the value of the property.

There is also an opinion of the Open Market Value and the estimated reinstatement cost for insurance purposes.

Building Surveys

A Building Survey (BS) is a more comprehensive inspection of a property reported in a style to suit the property and tailored to your specific requirements. Everything is looked at in greater depth than a Homebuyer Report. It is suitable for all properties especially the following;

It examines all accessible parts of the property in detail including roof voids and drain manholes and subject to agreement you can request specific areas to be included.

The Building Survey will provide you with a detailed report which focuses on the construction, state of repair and future maintenance requirements.

A Building Survey does not include a valuation, but we can provide this separately if you need one. All our reports include a photographic survey.

Valuations

A brief and concise report with the main intention of providing a valuation of the property as “security” for a loan to purchase. Major problems and failures should be noted but advice and future implications of failures are not included.
